A successful home sale isn’t just about getting an offer—it’s about making sure your home appraises at value. Here’s how to avoid common missteps.
When it comes to selling your home, most sellers focus on the listing price, staging, and negotiating offers. But one crucial step that often gets overlooked is the appraisal. Even with a buyer ready and willing, a low appraisal can derail the entire deal—or force you to lower your price.
Let’s talk about a few key ways you can prepare for an appraisal and protect the value of your home.
Small issues can lead to red flags. Leaky faucets, cracked tiles, peeling paint—these things may not seem major, but they can add up in an appraiser’s report. Doing a quick maintenance check before the appraiser visits shows that the home is well cared for and can support a higher valuation.
Appraisers aren’t judging your decorating skills, but a tidy, well-organized space can still influence perception. Clean, bright, and well-presented homes are easier to evaluate and often leave a stronger impression. First impressions count—even for appraisers.
